Q: Can you hold a place before I apply?
A: We process applications on a first come first serve basis.
Properties are available for lease to applicants until we have an
approved tenant, lease deposit and signed lease.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: At the time an application is approved the tenant signs a lease,
pays the security deposit, pet deposit if applicable and pro-rated rent
if they are not moving in on the first of the month. Each month following,
rents are due on the first of each month.

Q: How old do you have to be to apply?
A: To be listed as a tenant you must be at least 18 years of age.

Q: Is the deposit refundable?
A: Yes! We love giving deposits back to tenants! As long as the
property is returned to management in the same condition it was in
upon move in without any tenant caused damages, tenant receives the
deposit back. It is the tenant’s responsibility to turn in the Property
Condition Form to management within 4 days from the lease start date.
Failure to do so could result in loss of deposit.

Q: Who needs a cosigner?
A: A cosigner is needed when a tenant does not meet all the requirements
to be approved by themselves. The cosigner would be the responsible party
for the property and payment.

Q: You have a property I want to rent. How do I apply?
A: Just click on the “Application for Lease” on our website!

Q: How do I pay rent?
A: Rent is easy to pay. Tenants may log into the RCMG portal and pay
through the site, or they may send a check to our office for an
additional $5.00 processing fee.

Q: I want to get a pet. What do I do?
A: Call management first! Pets are not allowed on the rental property
without owner consent, a pet agreement and non refundable pet deposit.
Tenants will be charged a fee if they have pet on the property without a
these written agreements.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: Sometimes unexpected things happen, however, our leases are binding contracts.
If your roommate is not already listed as a tenant on the property, they must
apply and meet all the tenant criteria in order to modify the lease and deposits to their name.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Just let us know in writing 60 days before your expiration date along with a forwarding address.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Tenants are responsible for making any non-emergency maintenance
requests through the tenant portal. We have a 24 hour phone service
for emergency repairs only.
If the repair is due to neglect, abuse, failure to maintain, or accident
during the tenant's lease term, the tenant is the responsible party.
Otherwise, if the repair is needed due to normal wear and tear, the landlord
may be responsible for the cost of repair.
